However, I pay an additional $100/wk for their guy to go and maintain the property, plus I pay for contractors to maintain the pool, landscaping, and other maintenance and repairs.This is my first property so its definitely posssible that I could be getting completely ripped off.

Now that I am getting my license in addition to just being able to flip a contract or assign it out, I may be able to collect a commission from the seller/buyer on these sales.

There is a lot of benefit in having a recognized company that people (bankers, contractors, etc.) want to do business with.All multiple layers of LLC's does is make work for lawyers and accountants.

A small example of this was the very first rental I got was already in decent shape, but I really went through and updated it as well as added a permitted bed/bath combo in some existing unused open space (if you can't do the work yourself or don't have a trustworthy contractor, it makes a lot less fiscal sense).
