Hi BP Members,I have a portfolio of rentals in the Bay Area, primarily in the Alameda County, and I have recently picked up 2 properties in contra costa.

I joined the forum and listen to the podcasts because i felt that this was one place that was real, that wasn't a gimmick or scam and primarily bc they allowed free exchange of information and education.

Our contractor was complaining about how annoying Burbank can be, but we still went from plans to completion in just about 6 months. 

I started the list at number 60 I have yet to go back and listen to the first ones and complete the list. 

We signed a contract for six weeks timeframe for the job to be completed.

I also assume that the people helping me complete the repairs would tell me if I needed one, right?

Either the condition of the property, the market rent, or the marketing & leasing operations are failing completely here. 

Each needed from $5K to $15K of work, which I handled out of my pocket, got them rental ready, put a tenant in place, and managed the properties for 1 to 2 years before completing the purchases in each case.

Complete unit must meet code requirements. 

Working for 45-minute stretches (give or take) instead of for hours on end will ultimately allow you to clear your mind, grab an occasional snack or meal, and stay energized to meet your goals.Social Media DistractionsThough it may feel like staying plugged into our social media accounts is a necessary part of our jobs, the constant alerts and updates just drain our time and energy.
