They are great people, communicate well, and background checks & credit all came back excellent and clean. 

There isn’t much communication except email that works maybe 80% of the time and limited outside call use.

After the tenants moved out, I have notified them that any communications from this nasty lawyer will be considered harassment.

They often have either very little or too many communicators involved in transactions and they use out-of-area appraisers who aren't familiar with the market.

The mother in-law house 2 bed/1bath would normally rent for 1200 to a max of 1500 but I rent it to 1800 So to get this I have added cable, Netflix, water, garbage, sewer and wi-fi, which I already pay for in my own house I will just pass it on.

It doesn't matter what floor you entered the elevator on, if the cables holding it (housing market) are weak, everyone inside will crash to the bottom.

Accept that and we can communicate offline.

If not you are in this together and you both want each other to be successful so communicate and go make more money.  

@Anthony Wick if you understand and follow your city/state laws, keep your properties in good repair, and are honest and communicative with your tenants, I truly believe you will avoid 99% of any lawsuits.
