@Lashawn McCauley @Sharon Rosendahl That will work for REO auctions where you have 30 days or so to close, but won’t work for actual foreclosure auctions where payment has to be made on the spot or within 24 hours.

Not exactly sure of logistics, but I am sure we can find a spot to congregate.   

So, I subscribed to DealMachine.com and as I see properties that I feel like have potential I enter them into my database right on the spot.

We all started in the smae spot you are at right now.Using the search feature in this group has provided me with some great insight when I haven't understood a phrase.

It is super easy to use, you customize the numbers as you need (cost, DP, interest, amortization, taxes, insurance, HOA, etc), and it is spot on. 

I have considered this as well, again, I just don't know if these numbers are fantasy made up on the spot or if they're real, and if they are, how do I go about finding them for the properties I am looking at?

How to spot good properties from bad, when to buy or when to sell, methods and techniques for renovations and repairs, and more are all necessary things to learn about if you want to invest successfully.

This is why I prefer to walk through the unit with the tenant and if possible settle things in writing on the spot.
