You can do a google search for local banks and make some calls.You do not have to go to Chase or Wells or the other big guys.

But neighbors talk and sellers get angry when they learn they lost money because an agent convinced them to take a bird in hand.If all I wanted to do was invest in RE, I would never get a RE license.  

Even if by some chance the LP's were exposed I would expect that any action is limited to the legal partnership as laid out in the operating agreement and shouldn't ever get as far back as you're Solo 401k or you personally.As @Chase McArthur mentioned consult an attorney, maybe even a syndication attorney who can answer that question more specifically

Less pressure on the owner to deal with incremental vacancy and more pressure on the tenant to take the bird in the hand rather than move again.

It doesn't mean chasing them down or having them break their promises when I keep mine.In my experience, most of the people I deal with have made a series of bad decisions that lead them to foreclosure and are doing everything except for directly dealing with the source of their problems.

It is NEVER the landlords responsibility to chase tenants for rent.

Too many are chasing the "deal"...the "buy low and sell high" strategy, and miss out on so many deals because they don't understand the basics. 

I just decided to stop chasing problems at these small multi unit properties.
