7 rentals in SanAntonio Total value: $860K want to refi

I have 7 rental homes in San Antonio Texas worth over $860,000. I have loans on all of them except for 1.

Was wondering if I can do a cash out refi and get a good rate on them. 

Looking to get $550,000 30 year fixed

Total current loan amount is $355,000

Gross yearly rents: $100,000

Taxes: $18,000

Insurance: $3500

Whats the best way to move forward on this? Any suggestions or referrals?
