Include in lease that you do these things-- and be sure to follow through if you include them in lease, so you don't get some tenant's house on fire and trying to sue you for not replacing smoke detector batteries.

When you acquire any property (inherited, purchase, etc.) always do a health and safety inspection because some tenants will put up with things for months or even years and will only raise a ruckus when you increase the rent or won't renew their lease.Good luck!
