The buyer doesn't want to pay for an attorney.

My thinking for not sellling TH while occupied is that it isn't really an investment property and that the typical buyer would want to live in it. 

I'd much rather have a price concession and have the buyer get the work done themselves.If you want to shoot me the address, I can tell you how many days it was on the market, vs the average for the area. 

If so most buyers (and their home inspectors/lenders/fathers/brother in law that's a contractor,etc) want to see circuit breakers.

(I don’t usually work with buyers due to timing, but my wife is working on her license, so, in the future, I can help with that too).

Letting  the tenant pay your mortgage while you live in the other half of the duplex seems to be a great way to take advantage of the first time home buyer programs.  

I have not made any hard moves yet (after all, need a serious buyer first), but when I do I would ideally leave my day job. 

Does anybody know a quick way to find cash buyers and contractors?

Are you also a buyer on the contract?

A previous buyer had backed out of a contract to buy both duplexes because of this.
