I think if you explore the team option, you will find it can give you what you want without much of the overhead on your shoulders.

However on this specific transaction, I netted the seller $30k over market value (if she we're to list) for her house because I have a solid relationship with a specific buyer/fund which 99% of agents do not have nor explore.

I have been jumping between the podcast, books, webinars and articles and would like to become more focused on a step by step educated process.  

I originally figured it would be around 3.5% but then I read an article attached to the deal analysis that stated some lenders charge up to 3% more on investments than they would for someone buying a home to live in.

This comes from an article I wrote a few years ago comparing two similar properties, one in Austin and one in Las Vegas.
