You may have something written in the loan documents about the minimum ratio (ie. debt service coverage ratio, times interest earned, etc) that you need to meet in order to comply with their terms, so make sure you have the line items in your financial reports needed to calculate them.

I would advise that you hire the services of a real estate attorney to draft the necessary documents in relation to the by laws of your state.

They do integrate with our tenant screening service so I'm biased but I like the fact they provide options to let the client pick what fits their needs best.

I have the tenants pay for the background check as part of the application fee.

I have a snowplow service set up for the winter, but I have been cutting the grass on my own this summer so that is something they could possibly take over.

When I screen any applicant that does not qualify I reject.
