You might want to hire a lawyer, a CPA, or a tax consultant to advise you on the best way to go.

When my mother dear saw I had spent $150 on this, she got pretty mad at me for spending money on a scam, forbid me for spending any money on anything similar, and advised me to look up and read reviews of Rich Dad company.

Nothing wrong with renting, In fact I advise young investors to rent rather than put money into a personal home since it is a liability not a investment.

Please advise how to find this properties?  

Unless you trust your team enough to basically hand them a check for say $10k and trust that they will get the job done, and/or you are willing to visit the job site personally on a weekly basis, in no way, shape or form would I advise any newbie to take on a rehab out of state.
