thank you cesar..but can you tell me which one would be the best for me just starting out ..I been reading on a lot of information on here but I am still kind of lost I am just so ready to start but don't know what the first thing to do n good places to go to who I can trust but I have been reading a lot of stuff just don't what to do n I really need to make some money since I don't have no income coming n can somebody help please.

I have a great lease, and it is clear I have done everything right, the tenant knows he will loose, but he also knows it will cost me (estimates so far) over $5,000-$10,000 to fight this as a jury trial plus the lost revenue in rental income.

Since the land doesn't produce cash flow it would be a lot harder to borrower against it on its own, especially if there is not business plan for it.Figure you'd probably get 50% LTV max credit on that land which may be even less since a lot of banks lost money on land deals.

Ultra risky investments should be at maybe 50k or less at a time in this way you do not take your whole worth down but as an example might could recoup that lost cost in a span of 6 months or so with other investments if it doesn't work out.My clients that have 5 million they do not care about higher,riskier returns.

Rent is $550 x 3 = $1650, LC payment is $1030/mo, and with taxes, insurance, maintenance, lost rent etc. we'll be losing about $100/mo cash flow.

I live in Brooklyn where the market is exploding and would love to focus on investing here for multiple reasons, Convenience - Its where I live and there's no need for an hour drive,  Lost opportunity - property values are  rapidly appreciating, Funding - its far easer to find a cash partner for deals in Brooklyn as its "the area" where everyone wants to investMy previous deal however was in Long island where its much calmer and easier to find a deal (its far from a piece of cake...)
