You just want to make sure that you are actually on the deed, so you can prove ownership of the asset.  

Hi,  This is actually a double question. 

There are lots of reasons why he actually may love a promissory note.  

In my experience, I've had many "wholesalers" attempt to push me crappy deals, I"m not sure if they are greedy or just inexperienced, though my gut says they are just new and don't know what a deal actually is. 

It seems like people are just hearing those terms and jumping on it .https://www.bloomberg.com/news/articles/2017-12-18/fintech-mircocap-stock-jumps-2-400-after-touting-crypto-linkI am sure most of these companies won't be around forever but I dont think the technology will be going away especially with huge companies researching and implementing it .I was young during the dot com bubble but was following stocks and the market at the time and this feels very similar with these tokens surging so much in price .So far I've only invested a very small amount in ICO , the team seemed very legit and they already have an existing related legit business .Still trying to figure out token distribution and actually being able to trade on the crypto exchanges it's been interesting though .It's not a user friendly experience and there's lots of new terminology and words to learn and different random tools like wallets etc .. but that's kind of what makes it fun too .

I've found they were a lot better when they gave a range vs an actual number.

My home was one of the last to actually get a true 2 family C of O our of hundreds of homes in the developmentI was told in the beginning to NOT rent the apartment out because it can be a liability if the tenant finds out that there is no C of O, and then I can get in trouble if they report it.

It's required actually by the IRS.

At which point where's almost no principal paydown, etc. so if the market just stays flat you actually *lose* money when you exact the strategy.  

Has anyone heard of this actually being an issue?
