If, as Curt stated, during the sales process they are communicating actual numbers they their typical investors achieve in Memphis, then the assumption that costs are being ignored would be inaccurate.

That one side will have to go up at least 4 inches to be level with everything else and it might mean tearing out the bathroom and redoing the whole furnace and everything from what a contractor was saying.

We're pretty excited to move in, but that rent amount got me thinking just today: I don't really want to spend 300k on a house here in Pedro, because for that dough I could buy a whole lot of income property where I'm from in Texas, but what about one of these short sale condos around here that seem to be going for around 120k?

It does not mean there is some higher number that can be achieved by doing repairs.If you buy a home with an ARV of 100k, its market value after you complete the repairs is 100k.

The deal was as follows: Estimated ARV= 180K Estimated Repairs= 50K My price= 50KIt was a gorgeous deal and I was wholesaling it to a local buyer for 70-75KBut like you say Joel, the time and money invested into the whole lawsuit would have minimized profits, emptied my pockets and filled the attorneys.
