Don’t beat yourself up for being not motivated or drained.

I am working with a motivated seller who is willing to offer seller financing.

Best case scenario would be 20% vacancy (could likely do better but I want to hold back a few dates etc), $650/night which is easily achievable, plus tax savings gives COC of 51% and IRR at 5 years of 70%. 

I am very interested in a gas station forsale with 1/2 acre property included.Asking price is $125000,with a motivated seller willing to see offers.

Getting on the phone and actually calling sellers to find ones who are motivated to sell their home at a discount in exchange for an easier closing process than the typical process, is the most important thing to do. 

I do not have any properties my self but I am very motivated and have a lot to offer.
