How can i buy this gas station ??

This is my first time here,I do apologize if something is not right with this post . unfortunately i did not grow up in a environment that taught me, the ins and outs of legal business and some of the financial tricks that im sure alot of you are very well versed in..long story short im a single father that has just started out on my own to build something i can leave to my daughter,and i need help from anyone that can offer me any kind of information or knowledge that can help me with my mission.

I am  a registered (property management) llc in ohio. I am very interested in a gas station forsale with 1/2 acre property included.Asking price is $125000,with a motivated seller willing to see offers. I do have experience managing gas stations and operations management with other service industrys.also with the location and land included  i feel not only with indoor store sales but the use of the property for other sales opportunities this would be a good begining to my business portfolio. 

my problem is im a new guy llc  , i do not know where to start for funding..can i use the business/land  as collateral for the loan? Where is the best place to look for such aloan?

Can anyone please share their experience and knowledge with me with any kind of creatuve financing for this type of situation??
