@Adrian, the home is in the heart of West Seattle.

After pulling all comps within the downtown area of Florence, I agree that there are very few comps -- especially at your subject property's age; that said, and if your property is located within the bounds of central Florence, I'd say this : after completing the expansion and remodel, you're $110,000 on a good day and $120,000+ on a great day. 307 West Ave is a fantastic comp (although still pending).

Folks that leveraged SFR's for rentals lost them in droves as well all through out the mid west  and deep south...

As for entry costs, we do have some up front costs, but we are not as expenseive as Germany for example.  

I threw together a quick graphic to illustrate this:Alderwood Mall is unquestionably ground zero for much of the crime in the county, especially just to the west and south to the county line.

If you are getting a RE license to get access to the MLS, homes west of where you live will be listed in the MN Northstar MLS and most north and east will be in the WI Realtors Association of NW WI (RANWI) I believe it is called.
