Even those things may discourage you, it’s about staying the course and excelling!

@Cameron Hodge - If it is a separate structure on the property and there is no permit I would tell you to stay away. 

Have a pre-approval loan letter handy that states how long it will take to close it and a maximum amount that you qualified for.Just try to stay as close as you can afford stay as close to the main city that you can.

Long story short, the dad passed away, the mom moved on, and my friend stayed awhile but had personal issues and had to move away.

Occupancy in A has fallen 20% (Houston and oil industry jobs getting hurt, microcosm of a bigger downturn in the U.S) while B/C occupancy stayed about the same at 92 to 93%.  

Problem is the upstairs gets super hot while the downstairs stays colder in the winter.  

But that's what the average asking cost is without any recent updates to the house.

Find a different way of establishing your risk controls proactively...and keep 30% (10% for PM must stay).
