So far we are:Reading books- Rental Property Investing- Estimating Rehab Costs- The BRRRR Book- Rich Dad Poor Dad- Listening to the BP Podcast, (and the BP rookie podcast) almost daily- Reading the forums- Using the rental property calculator to analyze properties in our target area- Looking at listings on realtor.com and Zillow for our target area- Analyzing sold properties, Analyzing on the market properties- refining our criteria for what would make a good deal for usWe'd like to do more, but it feels kind of crazy to start reaching out to agents, wholesalers, contractors, lenders, etc this far in advance of buying.

Don’t be fooled in the beginning, it’s a lot of work and there’s no get rich quick scheme.

Broker doesn't do it for you, normally a team won't do it for you, unless they function at a very high level and aren't trying to get rich on your hard work.  

The book that piqued my interest was Rich Dad, Poor Dad, that was the one that started shifting my mindset. 

A while back, when many owners collect 2 months rent security, a tenant told me if he's rich enough to let me hold on to my 2 months deposit for a month, pay the new landlord his 2 months security, plus another months rent, i.e. 5 months rent total, he would've just bought a house.

@Rich Hupper - It is possible to get financing for an owner occupied home though they are not a green card holder.

Rich Dad, Poor Dad and the research and desire to begin investing in real estate.
