All the houses I put on my list had the classic signs of long grass in the yard, unrepaired damages to the house, no car in the driveway etc.Its hard to imagine how someone that has a vacant house that is falling apart wouldn't be motivated to get rid of it.

I go crazy over how the front yard looks more than the inside unless it is really bad inside.For me the more difficult thing to deal with is unauthorized pets or people, smoking indoors, smoke detector batteries always dead, and difficulty contacting them (cell phone disconnected, become non-communicative when under stress, disappear in the night).Cheers!

Look for similar square footage, same look, similar yard and comparable extras(garage, pool, etc).Once you find a solid list, you'll know your, possibly new, ARV is accurate.

Even in eastern Tosa you'll read about people getting robbed in their front yard, back yard, etc somewhat often and that can kill sales.

My point was, illegal act could be double parking in front of the property, having a non-cooking fire for the kids camp out in the back yard, or getting a ticket for an inoperable vehicle in the front yard without tags....these misdemeanors are probably not going to hit the felony level, but even so, until there is a final determination of the matter the tenant is only accused of, not guilty of.
