I would expect to see property management, admin, marketing, and contract services (more than just lawn care.)

They offer a range of services from just a basic credit check, to a more advanced income check and criminal history search. 

This question is asked a lot and there's a ton of value by just reading those previous conversations.In short, there are pros and cons to the program.

That would work.But, if you've already invested a year in that as a primary residence then why not stay there one more year and take the gain tax free under sec 121 the primary residence exclusion. 

Is this more about having to file quarterly? 

My eventual goal is to keep buying rental properties in the area (1 a year to start and maybe 2 as I get more advanced).

It makes more sense for him to sell them and get into something new that will at least break even.
