Its hard to explain it all over a post - but if you have a tightknit team you would never have to waste your time 1.Finding a buyer 2.promoting it all over the place, then essentially losing negotiating leverage when no one bites. 

There are a couple of SDIRA companies promoting themselves on this forum.

This might get taken down for self-promoting so I'll shoot you a message too just in case.

I don't think the website is as important as how you promote the website. 

Steer clear of any individual, group, organization or otherwise that is promoting unlicensed activity such as what is mentioned above.

Outside of the Marketplace and the Real Estate Events and Happenings area of the forums you're not allowed to promote your events or mention sponsors, etc. 

While I am cautious to promote the area to people far away, given that you are around the corner, you might want to have a look around . . .Good luck and we'll be seeing you around the site!

And I can prove it is different.When you get a promotion discount mailer from Nike... at most you will be annoyed and throw the mailer away... but when motivated sellers get mailers from you little mortal investors, they get furious call you up swear at you, tell you to "go back to your F&%#@@ country you thirdworld foreigner looser".

It was also usually very easy to cancel these contracts with no penalty if you got cold feet.I knew people in Denver who did it in the mid 90s in some parts of Highlands Ranch and other exurbs.If the particular subdivision was near build-out, then a good ROI was almost guaranteed.A relatively desirable new development in Denver is promoting similar deals right now, and I think this strategy could enjoy a comeback.
