It likely will not go well because you are way too late on this.If you were a tenant paying rent would you want to just get a letter from the new owner telling you to get out with no prior conversation or warning?

The guaranteed rent payments are one of the most alluring features because the housing authority pays all or most of the money immediately, minimizing the possibility of payments being missing.

I am debating if I should buy a decently priced home in Florida using a mortgage, rent it out as soon as possible, and have a tenant(s) pay down my mortgage until I am ready to move in and have the mortgage either paid down or nearly paid down.

If the tenant is negligent does the insurance still pay out?

Hi Ant,As MP mentioned.Hire good property management.You have a few solid options in town.If you manage yourself, you will save on fee's but IMO it's like tripping over dollars to pick up pennies.Investors should focus on the next deal and scaling their portfolio while not being bogged down with minutia.And there is a tonne of "minutia" when it comes to property management.Sure, you can manage 2-3 or 4 properties.Managing 10+ is a different story and a full time job almost.Wishing you much success

If the tenant is moving July 31, why do they have to pay another month's rent if you close later in August?  

He is the one paying the rent though.
