Since they don't communicate directly with the buildings department, even permitted work can go unnoticed until the property is put up for sale.If there was something opened in 2006 for work, you can go to the buildings department and review the permit to see if it was for the attic or something else.Either way, it's mostly a non issue.Buildings departments have hot button issues related to things like major work being performed without a permit.

I purchased a property in Texas when I first started and before I knew about these things and yes It did appreciate in a hot market and I have since sold it but I had a lot of money tied up in it and for 3 years it barely made me any money on a monthly basis. like close to breaking even if you calculate cap x, vacancy etc.

@Lucas Carl Didn't bid all GCs at once...had 1 come during inspection period...come closing guy stopped returning calls...had 3 more which I found through my RE agent an Homeadvisor...all came very expensive...obviously since Homeadvisor is geared towards home buyers not investors...drove around town found 3 more GCs...two were on drugs...Deal is good enough that even sitting empty for a semester I still feel it's a good buy and hold...I am more on the Rehab and Hold type...not really into flipping...which particularly with the market now seem to me like a game of hot potato!
