I expect to walk away with 400-500K but my investment strategy is on the conservative side and I don't see me purchasing another property with similar value any time soon (I don't play in that arena yet-but remember my name so you know me in 10 years). 

It's just a game I can't play while also doing real estate.

Although I'm from Florida, my family and hometown have had a heart for Pittsburgh ever since Ernie Mills played here for the Steelers.

They don't want to waste that answering constant questions from buyers who may or may not do anything, play games, flake out, etc.Example I would want to see your financials and capacity to buy.

If you know how to play with stocks, now might be a good time to double your money in a year or less.

If the neighbor doesn't play ball, then your next step might be some signage ("Reserved Parking: Residents Only") and a call to the police and/or a towing company.

It will be a long-term play because appreciation is low and slow here, but some of the highest risk areas are right outside of very popular areas (huge river renovation/development and out the medical district, think hospitals, research facilities, med school), so it's a good bet! 

That brings a lot of rehab projects into play.

Keep playing the card that you were taken advantage of, you want to do things the right way, and if there's anything they can do to help.
