Like @Chris Ramos said - a lot of the duplexes you'll see on the market are in the less desirable areas of town, hence the reduced price and increased inventory.

All cash buying is the best way to go nowadays because the inventory is low and the competition is higher and an all cash buyer with a quick closing is usually considered first.

Certainly all investors have their margin for the project but quick turn and seller disclosure / inspection ease may help make your determination - In many markets right now sales are quick and inventory low so you can just do as said and do the warranty to make the sale

You do have the luxury of living in Chicago and probably have a better feel...but again I do not think it is the entirely the property it is Mack management and their lack of interest in anything other than selling their inventory.
