I am fairly certain that if my broker hadn't been a good friend trying so hard to help a buddy out, that I wouldn't have been able to get that conventional loan.

Here in Las Vegas the local chamber has a fairly good policy available with an association discount that allows self-employed individuals to get better rates and coverage than they could get on their own.

I'm trying to be fair about this....My neighbor, who is 96 years old (and looks and acts like a 65 year old) is really poor.

I know Texas has remained a fairly strong market while the country as a whole has been lagging, so it may be difficult to find discounted properties in your area (especially Austin).

As far as rehabbing, I'm not buying a burned out building an fixing it, but I'm fairly handy and can take care of the small stuff.

I live in a fairly wealthy town and all the size of this house/lot is up to par with the standard but the quality of it is not.

Many New Orleanians relocated here in the wake of the storm driving prices thru the roof, and while many have returned to New Orleans, the houses they've left are still priced fairly high; I suppose in an effort to recoup what they invested while there was a housing shortage.If anyone lives or works in my area, I'd be very anxious to chat about the market here and your/my experiences thus far.Scott
