It sounds like you will do relatively low volume at first due to capital constraints, so you just need to find a deal however you can.I flip a little over 100 houses per year, and here is how I do it: I fish from every pond, every day.

I would be surprised if you could fill in the pool for under $5000.You'll probably want to drill many holes in it, then fill it in.If I bought it, I would get solid insurance, a solid lease (but mostly insurance), screen tenants very carefully, hire a pool guy to do routine cleaning, check local pool rules (fences, etc.), and enjoy the extra rent I could get with a swimming pool.

Whether users have Keyword Alerts set up for terms of interest (they will be notified by email when ads show up matching them) or if they are just browsing the marketplace (one of the busiest pages on the site now), there are thousands of people viewing Marketplace ads every day.....If folks have haves, wants or opportunities and aren't posting them there, they are definitely missing out.
