I am also seeing many smaller boutique funds starting up SFR plays and then packaging and selling to HFs which might explain why some folks think they are gone from the market.

I currently own/operate 4 properties with a total of 23 Units and I just took a separation package from my main job. 

Our original intent was to package four of them into one owner finance deal that would help him have passive income for the next 10 years, however when we could not come to terms on the details of the deal, we pivoted and found a private lender who we also had a relationship with, for one of the properties and negotiated a price under market value.

What I've done is go to the Post Office get their Moving Package (paper form), in there there is a Lowe's 10% off coupon code, you will have to go online and request it, and you will get it in 30 days (not sure on your timing).

Some of these quotes for $5,000-10,000 packages seem very high.

All other appliances are there at the discretion of the landlord/owner. 

The deal I'm looking at is multi sfh package.

I had a similar experience.. one of the 'mentors' called me after the seminar and said "I know you can't afford the $45,000+ package but I want to invite you to an investors meeting where you can network with hundreds of investors.. you cannot buy into this it is invitation only" he kept saying, " Now, a lot of people can get a high credit line through discover, call them and see what they can do for you and I will get you your invitation for only $8,000!"

If it's not specifically address by your HOA's CCRs, then it's probably at the discretion of the board to allow it or more than likely a vote would be required to approve the provision. 

Ideally you would also need someone working there during business hours to receive package and registered letters.
