Talk to contractors locally about prices and hit Home Depot to get an idea of supply costs.

Would you move money from urban core to suburban garden style multifamily as a result?

They can decide where they want a table. have an apartment where we set up one room off the kitchen perfect for a dining room table with 3 nice windows looking out on the garden, every single tenant has put the table in the living room instead.  

I tried everything Home Depot had as well as the natural stuff found at pet stores and on line.  

Get a garden flat spade and scrape that stuff off, or go to box store and get a floor scraper with a blade to get up as much as you can.  

Also we have a basic (very basic) design we are trying to work with for now but aside from home depot prices ate too much.
