Hi, I am in negotiations to purchase a property in Sacramento, CA which has an existing lease with a Residential Care Facility.

I just finished reading Dirt Rich and it's peaked my interest in the possibilities of land investment. 

I came across a few good fixnflip deals in the Delray, FL area, but both are in good communities with HOAs. 

In need of an excellent CPR attorney because I currently have a Kaneohe property under contract that I plan on CPR'ing.

I am ready to purchase another and looking at going thru the Auction.com,  would love some insight and to hear from an investor who has gone this route in California.  

I have one major question for this.

In this case the winning bidder would own the property they may not want to own, but at a great price.
