If it doesn’t qualify you could look at longer short term uses such as VRBO with longer minimum stays or websites that cater to traveling nurses and medical professionals. 

She currently doesn't have one but was recently diagnosed and this was one of the recommendations in lieu of medication. 

It is located right by Medical Mile and there is a very good chance I could get a long-term tenant or even explore medium-term renters.
