If an improvement can be placed between the halfway point and the creek then the buyers can simply put in a foot bridge, walk across or swim :) In my area a creek through a property adds value, if nothing more than a landscape feature.

Lower priced restaurants like McDonalds, KFC, etc. get replaced with more upscale Sushi, French and higher priced Artisanal Gourmet restaurants.It also causes Crime to decrease, which also adds increasing demand to live in the neighborhood.This is a great boon to Owners of the Housing stock as the changing landscape increases the value of their rentals and causes sky high appreciation.

Unless you have an existing entity with a solid set of financials (i.e. you own a landscaping business that is looking to purchase a commercial building or you own an entity that already holds several properties), the majority of these commercial loans are going to need to be personally guaranteed by you anyway.

Like most ppl, she never even heard of PERMACULTURE.So I wonder now how will the city know, what, public works that drives around will notice and let the tax board know there was improvements via landscaping and fruits trees?

No water for the landscaping.... plants die.Also, some unpaid utility bills become a lien on the property, as others have mentioned.
