The property works for you 24 X 7; 365.If you couple this with a discount purchase and/or force some appreciation through improvements you can couple these strategies with owning property long-term.

What you need for a good deal is #1 a motivated seller #2 a home at a discounted price.

If I do "out of pocket" for the closing costs, it would be somewhere around $3500, If I have them include it with the mortgage, it will be somewhere around 5-6k.They also said something about 2% discount points, that if I optioned into would raise the interest rate by .5 to 1% but possibly lower the closing costs.The new loans is a Fannie Mae Heart loan.

So my question is...Would it be a good idea to sign a lease addendum with a tenant to say that the lease is discounted by lets say $50 a month until the issue is fixed?
