You have to dig up the entire yard down several feet and put in clean earth to get rid of it and then if any returns you have to pull it immediately before it starts sending out shoots.

If your state allows it, put in your lease that 3 or more late payments (maybe within a certain time period) can result in termination of lease.

Has nothing to do with Rent or lease break Fee.Get a PM that will protect your asset.. they get their fee's and won't adjust them ...Will they>>Learn your state landlord tenant laws so you what you can and can't do for lease break fees and review your written lease so it clearly states penalties or put in a policy packet document addendum

One thing I'd suggest, is put in your contract the cost of scrapping of doors/window trim/walls, because when people are irresponsible, their dogs get anxiety and stuff like that happens.
