I am a wholesaler from Wakarusa, KS (just south of Topeka).  

Wanting to get deals on buy and holds but have run across a couple of leads generated off my website that seem to be good for flipping but not that great as rentals.So on the  first one I have partnered up with a friend who is a broker and wholesaler so I could learn on this first flip.

Once again before you waste a trip down here I would suggest linking up with a few local either wholesalers or real estate agents....set up a few calls with people first before coming down.But 19125/Fishtown is one of the hottest area's in the country for investing.

Got a property I think is a good candidate for a flip here in Jacksonville that is owned by an out of state wholesaler who recently purchased it through the bank.Asking price on property is 87K, only seen pictures but property appears to be a decent shape but needs a few things done like paint, carpet, updated appliances.  

If you have plenty of time and no money you can knock on doors and wholesale a deal or find a motivated seller to get creative.

Deal directly with sellers, eliminate the middleman....... the wholesaler, agents or other amateurs.
