Hey Micah,There are certainly lenders that can help with something like that, but I think you are going to run into some issues with your values. 

Things like income documentation, background checks, credit reports, etc mean a lot more to me.

Just a solid single family home, well built, in an area that is perfect for long term appreciation due to proximity to DC.

Portfolio = Income derived from financial instruments like dividends (including REITs), interest, royalties, and capital gains.Mostly income w/out loss potential, and favorable tax rates.Cap losses may offset cap gains w up to $3,000 loss.

If you charge below market rate, you will attract low-quality renters who are more likely to trash the property and make your life miserable.

You'd just need to be extra diligent about your research and have a solid team on the ground there.
