I would ask a local real estate agent for a CMA or you might even be able to go to your local county property appraiser website and check out the last few sales going back 365 days.

My scheduling e-mail states the typical qualifications and that I do not accept applications until they've seen the unit, and my application states that the first qualified applicant to pay the security deposit, first month's rent and sign the lease holds the unit.

You also have to stress they are 100% liable for the rent and other terms of the lease agreement.I personally don't accept co-signers because it seems like they always fight me when I tell them they're responsible for the unpaid rent/utility charges.
