The next recession will be nothing like 2008, it will have different causes, impact different parts of the economy in vastly different ways.

Setting up an LLC has an up-front cost, additional steps to maintain protections, and requires a separate tax return every year which costs more.Here's the truth: the vast majority of all lawsuits against private Landlords are security deposit disputes or minor injuries that would be easily covered by your standard liability policy.

But the vast majority of everyone will work until they are dead because they are unwilling to put in the hard work that gets you above the crowd.

I would rather take some of that equity and help build a library in my birth country of Bosnia. 

Certain segments of the population trash us generally, even though the vast majority of us are normal people using this as one part of our long-term approach to building wealth.

In the meantime, you could also educate yourself here, at the library, with any REI meetups that may be near you (nearest big city?)

IMO LLCs are vastly over-promoted. 

I've also gave vision to the vast hourly raises that could be expected as she moves toward fully replacing me and managing others that take the more petty tasks,  (slowly moving).                 

I also think RE is vastly more "hands-on" than other investment types, and it is a LONG game.

An LLC offers vastly superior asset protection.
