Those shingles are very common. the asbestos inside them isn't released into the air until the tiles are broken.

I'd worry about wiring upgrades needed or lead paint if that is common in your area.   

Dear wife took that and did a lot of google shopping.... and gave him a complete package with each room broken out.It made my meetings with my contractor super easy.

I would like to spend capital to upgrade the quality of homes, make them more eco friendly (solar) and then sell the homes to consumers.  

Both houses were purchased around 2011, neither seems to have any other major repairs/upgrades beyond the flooring. 

You have to be financially prepared for things to break and be replaced; major things like air conditioners or disasters like a broken pipe. 

Are any of you adding any type of technolgy upgrades into your flips?

(never could get him to upgrade)  But his roof was three story tear off with a 16/12 pitch.
