Seems to me you will want to focus on buy and holds since you'll have a pretty busy career so I'd dive deep on everything you can get your hands on pertaining to that. 

I would like to find a central location for everyone and think it could be a solid group to help accelerate everyone's investing career! 

Gurus prey on the newbies and those desperate to find a new and lucrative career using real estate and they make it sound easy and that anybody drawing a breath can do it.

It's not really your expertise to be able to know how to valuate your space and to market to the right clientele while it's their entire career focus.

Or that the upcoming winter weather will cause delays in the exterior portion of your rehab, increasing your anticipated holding costs by $Z dollars per month, and this deal's numbers don't make sense unless the purchase price takes those delays into account.

I've also had 2 of my properties come vacant in April and upcoming in June and I deliberately posted ( and signed leases) at a higher rental price based on recently increased property tax assessments.
