The sad answer is that their demand has been declining because of two reasons: (1) Though my building is close to 2 hospitals, younger MDs are choosing to colocate within the hospital over buying/leasing their own space because hospitals are subsidizing space to lure doctors (2) The town has been in transition to a lower middle class town with flight of caucasian families to neighboring towns and their replacement by families of color.
