Since they are successful with their business model, the bank keeps raising the limit on their credit line.This might be a similar option to portfolio lending to start small and eventually grow. 

I originally signed a lease of $800. a mon all utilities included, then 2mon into lease my rent was raised $50.

I am always looking to network, raise capital and other ways to get good deals.

I don't necessarily agree with going only SFH if you want to get into commercial, but there are a lot better ways to test the water.  

There are going to be turn key investors that want a property that cash flows from day one with little effort form them, then there are the investors that want to force aprreciate the propty by fixing it up raising rents etc...

Something slightly unique about me is that I was born and raised in Japan and I have always done very well with Japanese people. 

Ultimately, there's no magic formula for direct mail that will yield you the best results, but it's the testing of different pieces that makes marketing fun.Good luck!
