Since this is my first property and margins arent that high and it's around where I live, I don't want to utilize a property manager because I won't see a return because I'm also paying back my heloc that I've used as downpayment.Strategy I'm utilizing:For the building I've created a new bank account and utilizing a property managing software (free) called Tellus which I discovered and allows for tenants to send rent through it similar to Cozy or similar competitors (but 100% free).

I buy most of my materials at Menards and Home Depot, and flooring sometimes from Lumber Liquidators, but recently discovered Floor & Decor, so I may check them out.Windows generally Jeld Wen, reasonable quality, decent price, Great Customer service, and made here in WIMastercraft doors, Ideal/Clopy garage doorsConco Paint, (its Sherwin Williams Packaged for Menards, and cheaper than the Sherwin store can sell you the same paint for) Same colors for every unit, makes touch up easy, never need to find a code.
