As I don't have large down payment, I am thinking to start building a portfolio with finding off market deals that have equity and do bit rehab/renovate and later get refinanace to pay off HML with a traditional lender/DSCR loan. please share any thoughts on my plan and any lending resources.

Now that it is saturated, it is starting to fall off. 

I’ve read and explored a lot and was open to the idea of investor partners or people who go in on the deal providing capital and you handle the rest. 

I am just starting the investigation to figure out if this could be profitable.

Detroit has turned a corner and a lot of folks are starting to wake up to it.Still early innings though.

But that could take decades and not really what it sounds like you’re interested in.Foley is starting to grow quickly right now.
