I find doing an Equity Split (like a JV Addendum on the Sandwich LO) where the Seller PARTICIPATES IN THE NEGATIVE CASH FLOW and receives some benefit down the road.Equity Splits are valuable in expensive markets like SF, LA, NY, etc.Language might be:Ask the Seller to write down what they think would work.That way the seller gets exactly what they want, I sign up the deal, and then I clean it up later (checking with my attorney if needed).An Example:"Landlord to receive 20% of the amount of Net Profit.

I don't know the Peterson guy, but Todd Morgan was putting on some Private Money seminars and said he could get access to Private Money instantly (for the right price, of course) I never got in so I can't say what his credibiltity was, but I hadn't heard anything negative about him (yet).

Do you have a problem speaking in front of small groups ie. the buyers and seller entire extended family may show up.All the unplesent things aside helping someone else realize there dreams of owning thier own home is very rewarding (I've seen a few happy tears).

FIVE FACTORS Payment History = 35% Debt Ratio: Balance/Limits = 30% Length of Credit History = 15% Types of Credit = 10% Number of Inquires = 10% FIVE SOLUTIONS Remove the "Bad Credit" "Rapid Rescore" your existing credit Add a "Seasoned Tradeline" Add different "Types of Credit" Remove "Inquires" The point is that even if you are successful in disputing negative items off your report, you are still only affecting at best... 35% of what makes up your score... make sure you address all 5 factors.
