Convention loans, private loans?

And I'm fairly certain after renovations the deal would bring in between $3,500-4,000/mo.BUT, I would like to do this deal with a private investor and use the BRRR method.

Homes in the area have sold for as high as 253 k. 

Private, commercial, hard, conventional. 

Will the property be held for 5 years and then sold?

A 70% LTV is too high for me so I may have to find a private lender for 80%. 

Sold one and has enough equity to pay off that property and another. 

So, I sold my business to pay my bills for a month, quit all my jobs and spent 11 hours a day, 6 days a week for 3 weeks straight doing that!
