I'd say, generally, 2 years isn't long enough for a going operation, 3 is better and 4 is better than 3, shoot for 5 on a SF multi-deal and longer would be better!

To my understanding, I'd like to do a back-to-back or simultaneous close on a deal like this and my potential buyer is okay with this.Im new to this so don't shoot me if my verbiage is 100%, Any guidance or suggestions are always welcome.

First you need to ensure the buyer is qualified to buy and close the deal.Secondly, your contracts can have problems for the mortgagee if they are more than three years in term, shoot for one year.
