The difference is that as a direct W-2, I felt my stream of paychecks extended into infinity (even though I knew otherwise), while as a W-2 contractor, I felt and knew my last paycheck was really my last paycheck.

@Ken NeusaengerYour strategy has several issues with respect to IRS guidelines.In exchange for tax-sheltered status in an IRA, the IRS rules prohibit any direct or indirect benefit, in either direction, between you and the IRA.Simply from the starting point of you buying a parcel personally and having the IRA buy the rest, you have introduced risk.Any services associated with the property must be performed by an unrelated 3rd party.

The sellers agent/property manager told me that they would provide leases and such from the current tenants upon closing and would transfer the money from tenants deposits (they didn’t collect last months rent) from these tenants to me directly after closing.
