A reputable lender will not ask for any upfront fees, even appraisal can be paid for at closing in many cases.

I was nervous as I have a lot lose, not the least of which is the reputation I have built with my lenders as someone who will always repay their obligations. 

I'd buy a leasing kit from a large reputable property management firm in the area.  

Has anyone had this done before that can recommend a reputable and reasonably priced person or firm to do it?

The last thing I want to do is waste anybody's time or develop a negative reputation.

There is a unit below me so I am sure the landlord won't want the carpet removed for sound deadening reasons andI am sure he won't pay anything either...reputation around here.
